Terms of Service

These Terms of Service (“Terms”) govern your use of Casa Inspect, the property management platform operated by JHB Property Management LLC(“we,” “our,” “us”). By creating an account or using the service you agree to these Terms.
1. Who can use the service
You must be at least 18 years old and have the legal authority to enter into a contract on your own behalf or on behalf of an organization. The service is provided in the United States; international use is at your own risk and may be subject to local laws.
2. Your account
You are responsible for safeguarding the password and for any activity that happens under your account. Notify us immediately if you suspect unauthorized access. One person per account.
3. Acceptable use
You agree not to:
- Use the service for any illegal purpose.
- Send harassing, threatening, or unsolicited bulk messages through the platform.
- Upload content that infringes copyrights, trademarks, or other rights of others.
- Reverse-engineer or attempt to access the service in ways we have not authorized.
4. SMS messaging program
Program name. Casa Inspect Notifications.
Description.When you create an account or accept an invitation to a property’s team, you may opt in to receive SMS notifications about cleanings, inspections, maintenance, and account activity. These are operational, not marketing, messages.
How to opt in.Property owners opt in by checking the SMS consent box during account signup. Cleaners, inspectors, and maintenance contacts opt in when an account holder adds their phone number to a property’s team and they accept the invitation by tapping the link in the first SMS we send.
Frequency. Variable. A typical user receives 5-30 messages per week depending on the activity at their properties.
Cost. Casa Inspect does not charge for SMS; however, your mobile carrier may charge for messages and data you receive. Standard message and data rates may apply.
How to opt out. Reply STOP to any message to immediately cancel SMS notifications. You can also click the unsubscribe link in a message footer or change your notification preferences in your profile settings.
How to get help. Reply HELP to any message for support information, or email support@casainspect.com.
Supported carriers. All major US carriers, including AT&T, Verizon, T-Mobile, and US Cellular. Carriers are not liable for delayed or undelivered messages.
Privacy. See our Privacy Policy for how we handle your phone number and message data. We do not sell your information or share it with marketing affiliates.
5. Subscription and billing
Casa Inspect offers paid subscription plans. Pricing is shown on the pricing page. Subscriptions auto-renew until canceled. You can cancel from your account settings; cancellation takes effect at the end of your current billing period.
6. Service availability — best effort, no SLA
The service is provided on a best-effort basis with no service level agreement (“SLA”). We do not guarantee uptime, response times, error-free operation, accuracy, completeness, or any specific outcome from your use of the service. Maintenance windows, software bugs, network conditions, your device or browser, third-party provider outages, internet disruptions, force-majeure events, and any number of other factors may cause the service to be unavailable, slow, incomplete, or incorrect — in whole or in part — at any time and without notice. We will make commercially reasonable efforts to keep the platform running as expected, but we are not obligated to do so and assume no liability for any loss, damage, or consequence arising from outages, errors, or unavailability.
7. Third-party providers and infrastructure
Casa Inspect is built on cloud infrastructure and third-party services that we do not own, control, operate, or guarantee, including but not limited to: Supabase (data hosting), Vercel (application hosting), Cloudflare (networking), Twilio (SMS delivery), Anthropic and OpenAI (AI inference), Stripe (payments), HostHub and AirROI (booking and listing data). Failures, breaches, downtime, data loss, pricing changes, policy changes, or termination of any of these third-party services may affect or stop the service at any time. We are not responsible or liable for the acts, omissions, security practices, data handling, or availability of these providers. Your use of the service constitutes acknowledgment that the service depends on providers we cannot guarantee, and acceptance of the risk that those providers may fail.
8. AI features — verify before relying
Casa, our AI assistant, is powered by large language models and is provided strictly as-is. AI outputs may be incomplete, incorrect, biased, fabricated (“hallucinated”), inappropriate, or otherwise unreliable. You agree that you will independently verify any factual claim, financial calculation, scheduling decision, legal or regulatory interpretation, communication sent on your behalf, or any other AI-generated output before relying on it. We accept no liability for any damages, losses, or consequences arising from your reliance on AI-generated content.
9. Service provided “AS IS” — disclaimer of warranties
THE SERVICE, INCLUDING ALL SOFTWARE, FEATURES, CONTENT, AI OUTPUTS, AND DATA, IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, AND ANY WARRANTIES ARISING FROM COURSE OF DEALING OR USAGE OF TRADE. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS. NO ADVICE OR INFORMATION OBTAINED FROM US OR THROUGH THE SERVICE CREATES ANY WARRANTY NOT EXPRESSLY STATED HERE.
AI-assisted features. The Service includes features that use artificial intelligence and machine learning to classify inbound emails, parse guest reports, suggest scheduling, recommend service providers, generate summaries, and similar tasks. AI outputs are guidance only and may be inaccurate, incomplete, or out of date. You are solely responsible for reviewing, verifying, and approving any AI-generated classification, schedule entry, or proposed action before relying on it. We make no warranty regarding the accuracy or completeness of any AI output. You agree that we are not liable for any consequences of acting on AI-generated content without independent verification.
Third-party services and conduit features. Casa Inspect connects you to third parties — service providers, cleaning companies, property managers, guests, and integration partners (Airbnb, VRBO, Booking.com, HostHub, Twilio, Resend, Cloudflare, Anthropic, Supabase, and others). When the Service routes a message, request, or notification between you and a third party, we act as a conduit only. We do not control, supervise, or guarantee the conduct, response time, qualifications, insurance, licensing, or work quality of any third party. Service providers and cleaning companies who use the Service are independent and are not our employees, agents, partners, or affiliates.
10. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT WILL JHB Property Management LLC, ITS OWNERS, OFFICERS, EMPLOYEES, AGENTS, AFFILIATES, OR LICENSORS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, REVENUE, BUSINESS, DATA, WAGES, EMPLOYEE COMPENSATION, CONTRACTOR FEES, CUSTOMER OR CLIENT RELATIONSHIPS, BUSINESS OPPORTUNITIES, GOODWILL, GUEST BOOKINGS, RENTAL INCOME, PROPERTY DAMAGE, PERSONAL INJURY, OR THE COST OF SUBSTITUTE SERVICES, ARISING OUT OF OR IN CONNECTION WITH THESE TERMS OR YOUR USE OF (OR INABILITY TO USE) THE SERVICE — WHETHER BASED ON CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR ANY OTHER THEORY — EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. This limitation applies regardless of whether the loss arises from service downtime, missed or delayed notifications, errors in automated classification or scheduling, missed bookings, missed cleanings, missed maintenance, missed inspections, third-party service provider performance, or any other use of the platform.
WHERE LIABILITY CANNOT BE FULLY DISCLAIMED, OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS ARISING FROM THESE TERMS OR YOUR USE OF THE SERVICE IS LIMITED TO THE GREATER OF (a) the amount you paid us in the twelve (12) months preceding the event giving rise to the claim, or (b) one hundred US dollars ($100). THIS CAP APPLIES REGARDLESS OF THE NUMBER OF CLAIMS.
Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability for incidental or consequential damages, so some of the above limitations may not apply to you; in such cases our liability is limited to the smallest amount permitted by applicable law.
11. Indemnification
You agree to defend, indemnify, and hold harmless JHB Property Management LLC, its owners, officers, employees, agents, affiliates, and licensors from and against any and all claims, damages, obligations, losses, liabilities, costs, debt, and expenses (including reasonable attorneys’ fees) arising from or related to: (a) your use of and access to the service; (b) your violation of these Terms; (c) your violation of any third-party right, including intellectual property, privacy, publicity, contract, or other rights; (d) any claim that information or content you submit to the service caused harm to a third party; (e) any guest, employee, contractor, or property-related dispute, claim, or incident at any property managed via the service; (f) your reliance on AI-generated output, scheduling decisions, or any data displayed by the service. This indemnification obligation survives termination of these Terms and your use of the service.
12. Assumption of risk
You acknowledge and agree that property management — including guest hosting, cleaning coordination, maintenance scheduling, and operational decisions — carries inherent risks that the service does not eliminate. The service is a tool to help you organize your work; it is not a substitute for your own judgment, professional advice, insurance, regulatory compliance, or duty of care toward guests, employees, contractors, and your properties. You are solely responsible for: ensuring the safety and habitability of your properties; complying with all applicable laws and regulations (short-term-rental ordinances, occupancy permits, tax obligations, fair-housing rules, ADA, etc.); maintaining appropriate liability and property insurance; supervising your staff and contractors; and verifying every action the service performs on your behalf.
13. Force majeure
We are not liable for any failure or delay in performance caused by events beyond our reasonable control, including but not limited to acts of God, natural disasters, war, terrorism, riots, embargoes, civil or military authority actions, fires, floods, earthquakes, accidents, strikes, labor disputes, internet or telecommunications outages, power failures, third-party provider failures, malware, or cyberattacks.
14. Termination
You can delete your account at any time from your profile settings. We may suspend or terminate accounts that violate these Terms or that we reasonably believe pose a risk to the service or to other users. Upon termination, your right to use the service ceases immediately. The provisions of these Terms that by their nature should survive termination (including limitation of liability, indemnification, warranties disclaimers, and governing law) will survive.
15. Governing law and dispute resolution
These Terms are governed by the laws of the State of Texas without regard to conflict-of-laws principles. Any dispute arising from these Terms or your use of the service will be resolved exclusively in the state or federal courts located in Dallas County, Texas, and you consent to personal jurisdiction in those courts. You and we each waive any right to a jury trial. Any claim must be brought within one (1) year after the cause of action arises, or it is permanently barred.
16. Changes
We may update these Terms at any time. The “Last updated” date reflects the most recent version. Material changes will be communicated by email or in-app notice where practical. Continued use of the service after changes constitutes your acceptance of the updated Terms.
17. Severability and entire agreement
If any provision of these Terms is found unenforceable, the remaining provisions remain in full force and effect, and the unenforceable provision will be interpreted to give effect to the original intent as closely as the law permits. These Terms, together with the Privacy Policy and any pricing or plan documents you accept, constitute the entire agreement between you and us regarding the service.
