Feature deep-dive

The right text to the right person.

Most STR operators end up running their turnover through three different group threads. Casa Inspect does the routing for you: cleaners get cleaning issues, handymen get repair issues, owners get the all-clear. Nobody gets noise that isn’t theirs.

How the routing actually works.

Per-property team assignments

Each property lists who covers what role — Turnover Pros, repair, maintenance, inspector, landscape. Casa knows where to send what.

Issue type drives the routing

Flag ‘Cleaning’ → the assigned Turnover Pros get an SMS. Flag ‘Repair’ → the handyman. Multiple roles? They each get the slice that matters.

Photo + room context inline

Every routed SMS carries the property, the room, the photo, and a one-tap link to the ticket. No follow-up questions.

Owner gets the all-clear

When an inspection finishes with no issues, the owner gets one text: ‘Green Acres all clear, 1:15 PM.’ No more guessing.

Cleaners self-sign-up via SMS

Pros never have to download an app or remember a password — they hit a /join link, enter their cell, and they’re in. Routing kicks in immediately.

TCR / A2P 10DLC compliant

Every consent capture is logged. Opt-out + resubscribe are per-user and signed. Carriers don’t flag the traffic.

The model in three rules.

1

If it’s your job, you hear about it.

A cleaner only gets cleaning issues. A handyman only gets repair issues. A landscaper only gets landscape issues. Roles don’t bleed into each other.

2

If it’s not your job, you don’t.

No more ‘sorry wrong person’ forwarding. No more group threads. Each pro’s phone stays quiet for what doesn’t apply.

3

The owner gets the summary.

One text on inspection complete: all-clear, or what was flagged + where it was routed. The owner stays informed without doing any of the routing.

Set it up once. Casa handles the rest.

Assign your team to each property. Casa routes from there — automatically, every inspection, every time.
